
Port Vandemere...Protective Covenants
Location: Port Vandemere subdivision can be easily reached by major state routes. It is an approximate
3-hour drive from Raleigh and the Research Triangle Park area. Only four nautical miles from the Intracoastal
Waterway and only twenty five nautical miles from the North Carolina Outer Banks.
Architectural Continuity & Covenants: All lots will be covered under protective covenants for minimum square
footage of heated areas; homes in Port Vandemere will have a minimum of 1,500 square feet of heated space with a
maximum 4,000 square feet of heated space.
For architectural continuity, all plans will be required to be reviewed by an architectural review committee. The intent
is to keep all homes in a generic vernacular of coastal low country architecture, featuring gable and hipped roofs with
large open porch areas and appropriate siding materials. In addition to the continuity inherent, this style will take
advantage of the ample spring and summer breezes, the expansive views of Vandemere Creek, Bay River and
Intracoastal Waterway with the spectacular sunsets over the water.
Homeowners’ Association: A homeowners’ association will be part of the commitment to maintain the lifestyle
and architectural integrity of the community. Homeowners’ dues will be established for each of the lots
and used to maintain amenity and common areas, the club house, dock and boat launch area.
Community: The subdivision is designated as a community. Roads will be built to meet and exceed the
North Carolina Department of Transportation standards, which will allow for the subsequent dedication to the state of
North Carolina.
Marina Access: All lots as members of the homeowners’ association shall have access to the Port Vandemere
Yacht Club and boat ramp.
Utilities: All utilities will be underground for county water, sewer, electrical and telephone.
